Manna House Estates Ltd lets The Grand and The Loft on Quality Street, North Berwick. We're a private limited company registered in Scotland (company number SC853454), with our registered office at 11 Dudhope Terrace, Dundee, DD3 6TS. We are responsible for the personal information described here.

When you use our contact form or email us, we receive your name, email address and message. If you send an enquiry from the chat assistant, it includes your conversation with it so we can see what you've already asked.

We use this only to reply to you and help with your stay. Enquiries are delivered to our inbox by Resend, an email delivery service, and we delete them two years after we last hear from you, unless you go on to book.

The virtual guide answers questions using Amazon Bedrock, an AI service run by Amazon Web Services in the EU. Your messages are sent there to produce a reply. We don't save chat conversations, and Amazon doesn't use them to train its models. Nothing you type reaches us unless you choose to send it as an enquiry.

Please don't share payment details or other sensitive information in the chat.

Direct bookings are made through Hospitable, the booking system built into our site. Hospitable and its payment provider handle your name, contact details and payment; we never see your full card details. We receive your booking details so we can manage your stay and stay in touch about it.

If you book through Airbnb, Booking.com or Vrbo, that platform's privacy policy applies too, and it shares your booking details with us.

We keep booking records for six years after the end of the financial year the stay falls in, as tax and accounting rules require, and then delete them.

We show reviews that guests have left on Airbnb, Booking.com and our own booking system. We show the review text, where it was left and the month, but not guests' names. If you'd like a review of yours taken down, email us.

We use Umami to count page visits and the steps people take towards booking. It doesn't use cookies, doesn't collect personal information and doesn't follow you across other websites. We only see totals.

To stop spam and abuse, we limit how often the contact form and chat can be used. We do this using your IP address, which we store only as a scrambled code that is deleted within a day. Our hosting, on Amazon Web Services in the EU, keeps technical logs for up to 30 days so we can fix problems.

Our site doesn't set cookies. It remembers one thing in your browser, that you've seen the hint to swipe through photos, so it isn't shown again.

Two things on our pages come from other companies and may set their own cookies: the Google map on each property page, which only loads when you scroll to it, and the Hospitable booking calendar.

Only the services named above: Amazon Web Services (hosting and the chat assistant), Resend (email delivery), Google (our email inbox and maps), Hospitable (bookings) and Umami (analytics). They act on our instructions. We never sell your information or use it for marketing without asking.

Some of these companies are based outside the UK. Where your information leaves the UK, it's protected by legal safeguards such as the UK–US data bridge or standard contractual clauses.

You can ask us for a copy of the information we hold about you, or ask us to correct it, delete it, or stop using it. Email us and we'll reply within a month.

If you're unhappy with how we've handled your information, you can complain to the Information Commissioner's Office at ico.org.uk, though we'd be grateful for the chance to put it right first.
